Between 2025 and 2028, the city is lining up a new wave of stays. These upcoming 5-star hotels in Dubai promise more choice, more spectacle, and more stories for guests to carry home.
2025 marks the start of a run. Hotels delayed by the pandemic are finally ready, and the year will see both refinement downtown and bold engineering at the Marina.
Set inside Wasl Tower, the Mandarin Oriental Downtown will bring 259 rooms and 224 residences. Its twisted architecture stretches up Sheikh Zayed Road, and most rooms will look across both skyline and sea. Inside, a two-level spa and rooftop helipad add to the drama.
By late 2025, the Marina is expected to unveil Ciel Tower. Marketed as the tallest hotel-only tower in the world, it will hold more than 1,000 rooms and 150 suites. Guests will find an infinity pool on the roof and a deck designed for sweeping views. Even now, construction attracts locals stopping to grab photos.
After 2025’s headline openings, the following year brings a different kind of addition. Two global brands enter Dubai for the first time, and each one targets a different guest.
Downtown will see the Baccarat Hotel rise inside twin towers shaped like crystal. It’s designed to echo the French brand’s glamorous roots, mixing suites with high-end residences. Interiors are promised to reflect Baccarat’s taste for luxury.
IHG introduces Kimpton in 2026. Unlike giant chain hotels, Kimpton tends to favor boutique energy, communal spaces, smaller but carefully styled rooms, and service with a relaxed edge. For a city used to massive lobbies and soaring atriums, this offers contrast.
Two names set to arrive in 2027 have reputations that stretch far beyond Dubai. Both build their identities not on sheer size, but on privacy and wellness.
Planned for Jumeirah Beach, Aman Dubai will include private residences, a beachside resort, a members-only Aman Club, and a large spa. Guests loyal to Aman already expect understated service and settings that feel removed from the chaos of city life. That’s rare on Dubai’s coastline.
Janu, a younger sibling of Aman, will also open in 2027. It will offer about 150 rooms, serviced residences, and large wellness spaces. Unlike Aman’s quiet retreats, Janu is built with social halls and gathering spaces, aimed at travelers who want balance between health and connection.
By 2028, projects stretch further. These hotels borrow influence from other entertainment capitals, turning stays into experiences that combine lodging with performance.
Modeled after the Las Vegas original, Bellagio Dubai is set for 2028. Plans suggest fountains, entertainment venues, and interiors designed to mirror the original’s energy. It’s meant to bring that strip-style spectacle into a new setting.
Arriving just after in 2029, Rosewood Dubai will still matter to this timeline. Based in the Peninsula development, it’s the first Rosewood in the city. Known for calm interiors and tailored service, it will target guests who prefer subtlety over flash.
With so many launches ahead, the list of upcoming 5-star hotels in Dubai between 2025 and 2028 feels like a preview of how the skyline itself will change. Each one promises something different: scale, style, privacy, or pure showmanship.
